The object is located on the street corner next to a mall, which is currently building up new facilities, and the city park. It’s close to the biggest city market as well. The neighborhood is actively expanding with objects of office, trade, entertainment, and residential purposes.
On the East, the area neighbors upon a functioning apartment building, constructed back in the Soviet Union. On the Northern side, the construction of an 11-storey multi-apartment building with public premises on the lower floors has recently began.
The complex, due to its spatial and stylistic characteristics, should stay in harmony with the local skyline, but at the same time create an accent on the corner of Zhyvova and Shashkevych Street. In compliance with the current building regulations, the complex doesn’t break the restriction imposed by the functioning apartment building (thus upkeeping natural ventilation). The solution is a colonnade at the open terrace: visually it makes the building look higher, but does not affect the ventilation of the lower apartment building. It is also supported by the active vertical gardening design which adorns the blank wall of the adjacent higher building.
In its scale the business centre echoes with the shopping and office complex on the other side of the Zhivova Street. The transparent front of the main building block creates a sense of light and openness, does not overload the space, and at the same time creates an active accent.
The open space in front of the building is planned as a public space with busy pedestrian traffic and a recreation area on a circle-shaped bench in the shade of tall trees. The parking lot is located next to the free territory according to the servitude agreement.
The office staff will have the opportunity to have a lunch break on the green terrace of the upper floor. Also, the terrace will be a good place to host events, it has a magnificent view of the park and the city on the south side.
